Schnittger Property Management provide a full and comprehensive Managing Agent service for a Commercial Business Park and we will tailor such service to meet the specific needs of any particular Business Park.

  • Administrative Services

Maintain comprehensive accounting records for the Management Company through our computerised accounting system.
Preparation of annual budget for approval by members.
Issue of service charge invoices.
Collection of service charges through the Management Company bank account.
Provision of any financial reporting that is required by Directors or members.
Follow up and report on unpaid service charges.
Approval & payment of creditor invoices.
Deal with Legal firm representing the Management Company.
Advice & welcome to new members of the Management Company.
All Companies Office filings that are required.
Prompt payment of all value added tax to the Revenue.
Liaise with Auditors for the provision of prompt Audited Accounts at year end.
Organise & issues notices to members for Annual General meeting of the Management Company.
Maintenance of a comprehensive service provider database.
Attendance at meetings as required with Management Company Directors to provide financial and other reporting updates.
Deal with local Authorities on all relevant matters, planning, water & other services.

  • Maintenance Services

Appointment of all required maintenance personnel for the upkeep and management of all aspects of the common areas, grounds maintenance, lighting, roads, security, CCTV, etc.
Dealing with any issues that may arise through inappropriate behaviour by any Unit owner/tenant and/or a breach of the Business Park rules.
Ensure the provision of 24 hour service where any emergency arises.
Ensure Health & Safety  issues are complied with.
Ensure that all Local Authority regulations as they pertain to the Business Park are complied with.
Obtain authorisation for any major works that are required to be carried out within the Business Park and manage such projects to ensure compliance with original authorisation.

  • Legal Services

Ensure Block insurance policies are in place where this is required and deal with and manage any subsequent claims.
Ensure that Public, Employers, & Directors/Officers liability insurance is in place, as required.
Deal and liaise with the legal representative of the Management Company on all legal matters.
Deal with pre purchase contract enquiries and requisitions raised by Solicitors acting for proposed purchasers.
Maintain archived records/document storage including legal documentation.
